The Florida Association of Realtors recently released their 2022 report on single-family homes sales in Florida. The report provided the number of closed transactions and median sales price in 2022 compared with 2021 for 21 Florida Metropolitan Statistical Areas (MSA).
According to the report, in 2022, Florida single-family sale transactions totaled 287,352, down 18.0% when compared to 2021. The Florida median sales price came in at $402,500 in 2022, up 15.7% over the 2021 median sales price.
All Florida MSA’s reported a decline in closed transactions ranging from a 6.1% decline in the Lakeland MSA and a 32.6% decline in the Napes MSA.
The median sales prices reported for the MSA’s in 2022 ranged from a high of $782,000 in the Naples MSA to a low of $250,000 in Sebring.
The median sales prices in 2022 increased for all MSA’s when compared to 2021. The largest increase in price was 24.8% reported in the Sarasota MSA, with the smallest increase – 9.3% – reported in Fort Walton Beach-Destin MSA.
The National Association of Realtor reported that the Sarasota and Naples MSA’s were among the top 5 MSA’s with the strongest price growth in the fourth quarter of 2022.
The report indicates the single family transactions in the Tallahassee MSA was down 14.3% in 2022 and the median sales price came in at $310,00, up 13.3%.
Maybe people are more interested in living in communities with low taxes and low crime….you know, the opposite of Tallahassee.
I am sure that Sales are declining because the Interest Rate has increased.
