Single-Family Resales Up in November, Prices Spike

Sales of existing single-family homes in Leon county were up 22.7% when compared to numbers sold in the same month one year ago. There were 216 single-family home resales in November 2019 and 265 resales in November 2020. Last month there were 313 existing single-family homes sold.

The average sales price in November 2020 increased 14.2% from $265,638 last year to $303,476.

Annual trends show that single-family home sales came in at an annual rate of 3,273 in November. The November annual rate of sales is 2.5% above the annual rate of 3,193 reported one year ago. The annual rate of sales last month was 3,224.

The average price of homes sold over the last twelve months in Leon county was $286,435. This is 8.2% above the $264,615 sales price reported one year ago.

The average sales price chart below shows the 12-month and 3-month average sales price of single-family homes in Leon county over the last two years. The 3-month average sales price reported in November has increased 13.4% since July 2020 from $274,930 to $311,815.

  1. YEP. While fixing up my Home over the last couple of Months, I have had several Realtors stop by to ask me if I was fixing it up to sell. I of course said NO. They said I should be able to get between $135K and $165K based on the homes that have recently sold in my Neighborhood. I said True BUT, to be able to buy another Home as good as this one, I would have to SPEND $165 to $180K and double my Payments so, No thank you.
