Growth in Residential Re-Sales Continue to Slow

Sales of existing single-family homes in Leon county were slightly down when compared to numbers sold in the same month one year ago. There were 313 single-family home resales in October 2020 and 309 resales in October 2021. Last month there were 313 existing single-family homes sold.

The average sales price in October 2021 increased 1.9% to $318,817. Last October the average sales price was $312,937.

Annual trends show that single-family home sales transactions came in at a rate of 3,769 in October, 2021. The October 2021 annual rate of sales is 16.9% above the annual rate of 3,224 reported one year ago. The annual rate of sales last month was 3,773.

The average price of homes sold over the last twelve months in Leon county was $314,597. This is 10.2% above the $283,962 sales price reported one year ago.

The chart below shows the annual rate of single family sales in Leon county over the last 36 months. The annual rate of sales decreased for the second consecutive month after 12 months of increases beginning in September, 2020.

The inventory of homes for sale was down from one year ago. There were 826 homes listed for sale in October, 2021. This is approximately 4.7% lower than the 867 homes listed for sale in September, 2021. There were 857 homes for sale in October 2020.

Also, homes are selling slower when compared to the last month. The average days on market (DOM) in October 2021 was 48. This is up from the 34 DOM reported last month, September 2021. One year ago it took approximately 40 days to sell an existing home.
