Single-Family Sales Finish Year Up 16.4%, Average Prices Up 10.4%

Sales of existing single-family homes in Leon county were up 11.5% in December when compared to numbers in the same month one year ago. There were 312 single-family home resales in December 2020 and 348 resales in December 2021. Last month there were 304 existing single-family homes sold.

The average sales price in December 2021 increased 11.5% to $322,979. Last December the average sales price was $289,656.

Annual trends show that single-family home sales transactions came in at a rate of 3,844 in December, 2021. The December 2021 annual rate of sales is 16.4% above the annual rate of 3,301 reported one year ago. The annual rate of sales last month was 3,808.

The average price of homes sold over the last twelve months in Leon county was $318,059. This is 10.4% above the $288,118 sales price reported one year ago.

The chart below shows the annual rate of single family sales in Leon county over the last 36 months. The annual rate of sales increased in November and December after two months of decreases.

The inventory of homes for sale was down from one year ago. There were 578 homes listed for sale in December, 2021. This is approximately 11.8% lower than the 680 homes listed for sale in December, 2020. There were 730 homes for sale in November 2021.

The average days on market (DOM) in December 2021 was 51 which is the same as one year ago. This is up from the November 2021 DOM of 46.
