March Leon County Home Resales Up 3.5%, Annual Rate Flat

Sales of existing single-family homes in Leon county were up 3.5% in March when compared to numbers in the same month one year ago. There were 316 single-family home resales in March 2021 and 327 resales in March 2022. Last month there were 211 existing single-family homes sold.

The average sales price in March 2022 increased 9.1% to $352,366. Last March the average sales price was $323,029.

Annual trends show that single-family home sales transactions came in at a rate of 3,839 in March 2022. The March 2022 annual rate of sales is 11.1% above the annual rate of 3,455 reported one year ago. The annual rate of sales last month was 3,828.

The average price of homes sold over the last twelve months in Leon county was $324,638. This is 10.1% above the $294,926 sales price reported one year ago.

The inventory of homes for sale was down from one year ago. There were 616 homes listed for sale in March 2022. This is approximately 20.8% lower than the 778 homes listed for sale in March 2022. There were 614 homes for sale in February 2022.

The average days on market (DOM) in March 2022 was 53 which is the up 8.2% form the 49 DOM reported one year ago.

    Also the monetary inflation rate in March was 8,5%
    Makes the sales price increase look less than advertised.
