Sales of existing single-family homes in Leon county were down 9.8% in February when compared to numbers in the same month one year ago. There were 234 single-family home resales in February 2021 and 211 resales in February 2022. Last month there were 240 existing single-family homes sold.
The average sales price in February 2022 increased 6.4% to $325,037. Last February the average sales price was $305,531.
Annual trends show that single-family home sales transactions came in at a rate of 3,828 in February 2022. The February 2022 annual rate of sales is 12.8% above the annual rate of 3,393 reported one year ago. The annual rate of sales last month was 3,851.
The average price of homes sold over the last twelve months in Leon county was $322,136. This is 11.1% above the $289,988 sales price reported one year ago.

The inventory of homes for sale was down from one year ago. There were 614 homes listed for sale in February 2022. This is approximately 13.6% lower than the 732 homes listed for sale in February 2021. There were 556 homes for sale in January 2022.
The average days on market (DOM) in February 2022 was 59 which is the up 15.8% for the 51 DOM reported one year ago.
