Tallahassee MSA Existing Home Sales Down 2.9% YTD

The Florida Realtors October 2024 report on single-family sales activity in Florida shows there were 18,617 transactions, down 5.6% when compared to October 2023.

Year-to Date (YTD) numbers show that single – family sales transactions in Florida were down 3.0% ten months into 2024 when compared to last year.

On the pricing front, the October median sales price was $415,000 up 1.2% when compared to one year ago. The YTD numbers show a median sales price of $420,000, up 2.4%. 

The report shows that there were 290 October single-family sales in the Tallahassee MSA, up 9.8% when compared to last year. The median sales price was $323,900, up 1.2% from October 2023.

YTD numbers show there have been 3,056 single-family transactions in the Tallahassee MSA through October, down 2.9%. The median sales price during this period was up 2.4%, to $329,950.

From a state perspective, seven of the 22 MSA’s (Homosassa Springs, Jacksonville, Panama City, Pensacola, Punta Gorda, Sebastiona, & Tallahassee) reported an increase in October transactions when compared to one year ago. For YTD comparisons, three MSA’s reported an increase in sales transactions. Those MSA’s were Ocala (1.1%), Punta Gorda (8.7%), and The Villages (0.6%).

YTD median price comparisons through October, show price decreases in five MSA’s, Cape Coral-Fort Myers (-4.7%), Fort Walton Beach-Destin (-1.6%), Lakeland-Winter Haven (-0.6%), Sarasota (-1.6%), and Punta Gorda (-3.2%).
