The December median sales price of existing homes in the Tallahassee MSA ($345,000) is up 5.6% when compared to November 2025 ($334,500), according to the Florida Association of REALTORS®. The Tallahassee MSA includes Leon, Jefferson, Gadsden, and Wakulla counties. Leon county accounts for almost 90% of the MSA real estate transactions.
The December 2025 median sales price ($345,000) is up 5.6% when compared to December 2024 ($326,700).
The average median sales in 2025 ($340,000)) was up 3.2, when compared to 2024 (329,411).
The chart below shows that the Tallahassee MSA 3-month average median sales price has been trending down since September 2025.
The number of transactions increased from one year ago. There were 305 transactions in December 2025, up 9.3% from the 279 transactions recorded one year ago. However, 2025 transactions (3,580) remained essentially unchanged when compared to transactions in 2024 (3,582).
At the state level, Florida’s 2025 median sales price ($413,990) was down 1.4% when compared to 2024. Transactions were up 0.9%.
