LCS Plans for New School in Welaunee Development

On Tuesday, July 29, the Leon County School Board voted unanimously to approve the Greenpoint/Welaunee Heel Subdivision School Concurrency Agreement between the school board and GreenPointe Developers.

Under the agreement, the school board will receive 24 acres of property in the Welaunee area, including 8 acres designated for impervious surfaces like buildings and driveways. The agreement is valued at $6 million.

The agreement will aid the school board in addressing the projected increase in students as a result of new development in the area. The analysis indicates the development will result in approximately 385 new elementary students and approximately 160 middle school students.

According to the agreement, Green Point retains an option to purchase the property back for approximately $5.9 million if the school district does not proceed with building a school by December 31, 2029.

Green Point will be responsible for installing infrastructure such as roads, sewer, and water lines within the right-of-way, while the school district will build driveways and connect to these utilities.

A board member raised concerns about the potential negative impact on elementary schools due to the development and questioned whether the 24 acres would be sufficient for a K-8 school (as opposed to just an elementary school, which is currently specified in the contract).

It was confirmed that 24 acres is comparable to Montford Middle School’s acreage (~25 acres), making a K-8 school possible. The developer has no objection to a K-8 school being built on the property.

  1. Who builds a school right off of a major interstate? Democrats, that’s who. Doesn’t seem like a very safe location for a school.

    What schools will need to be consolidated in the area?

    I support progress…and actions have consequences.

    Progress is good. LCSO business model/decision making process must change.
    One door opens and another door closes but decisions cannot be made for political reasons.

    You decide for the common good, NOT make decisions based on who gave you campaign money.

    Voters elected school board members to make tough decisions…and yes, voters will rebel.

    Many parents will be unhappy, but life and circumstances evolve and change.

    Make the tough decisions that plan for the future!

  3. WHO made this Deal? If LCS doesn’t Break Ground by the end of 2029, Green Point retains the Option to buy it back for LESS Money? In Four Years, that Property should be worth a heck of a LOT MORE considering a lot of that area will be getting developed and Commercial Property getting rare in that area, especially 24 Acres. ALSO, Who cares that the “DEVELOPER” has no objections to a K-8 school being built on the property? It’s your Property and your Paying the Developer to build what YOU want. I have been saying for YEARS that we need MORE SCHOOLS, another Elementary School and two more High Schools.
