July Residential Real Estate Re-Sales Continue Double-Digit Growth

Sales of existing single-family homes in Leon county were up 24.3% when compared to numbers sold in the same month one year ago. There were 317 single-family home resales in July 2020 and 394 resales in July 2021. Last month there were 396 existing single-family homes sold.

The average sales price in July 2021 increased 15.4% to $323,209. Last July the average sales price was $279,975.

Annual trends show that single-family home sales transactions came in at a rate of 3,724 in July, 2021. The Jule 2021 annual rate of sales is 18.0% above the annual rate of 3,157 reported one year ago. The annual rate of sales last month was 3,647.

The average price of homes sold over the last twelve months in Leon county was $310,187. This is 13.8% above the $272,625 sales price reported one year ago.

The average sales price chart below shows the 12-month and 3-month average sales price of single-family homes in Leon county over the last two years.

The chart below shows the annual rate of single family sales in Leon county over the last 36 months. Since August of last year, the annual rate of transactions has increased 18.9% from 3,152 to 3,724 in July, 2021.

The inventory of homes for sale was slightly down from one year ago. There were 727 homes listed for sale in July, 2021. This is approximately 3.3% lower than the768 homes listed for sale in July, 2020.

Also, homes are selling faster. The average days on market in July 2021 was 22. One year ago it took approximately 49 days to sell an existing home.

    Thanks for the compliment, it’s never ending.
    The Plan is to put in a Flat Top Front Controls Range so I can get a large single level Slab for a 15″ over Hang on two sides for Bar Stool Seating then install a Stainless Steel & Glass Island Hood above the Range. I will look into Quartz and even Glass. A friend installed a Glass one at his house. Not sure what material it was but it had a LOT of brown Glass mixed in with it then polished smooth. You can put a light under it and the Glass will light up.

    Consider quartz …is less expensive and more easily to maintain and very very popular and good looking.

    With the money you save on that consider putting in a backsplash or a top of the line appliance(s).

    I believe many know which house is yours because you had signs up for your previous campaign and I have to say that’s one of the best exterior remodels I have seen.

  3. This is great News. My Home is now worth more than Double what I paid for it 7 Years ago. I have done some Land Scaping during the Covid Season and now I plan to RE-remodel my Kitchen to get that Open Concept with Granit Counters and Bar Stools, do some Interior Painting and then do some work in the Back Yard. I went on sold my Ford Stock yesterday to pay for it, it too Doubled in Price in one Year.
