August Home Sales Continue Growth, Days on Market Falls

Sales of existing single-family homes in Leon county were up 16.3% when compared to numbers sold in the same month one year ago. There were 307 single-family home resales in August 2020 and 357 resales in August 2021. Last month there were 394 existing single-family homes sold.

The average sales price in August 2021 increased 10.3% to $318,406. Last Augusts the average sales price was $288,718.

Annual trends show that single-family home sales transactions came in at a rate of 3,774 in August, 2021. The August 2021 annual rate of sales is 20.5% above the annual rate of 3,132 reported one year ago. The annual rate of sales last month was 3,724.

The average price of homes sold over the last twelve months in Leon county was $312,711. This is 13.8% above the $274,871 sales price reported one year ago.

The chart below shows the annual rate of single family sales in Leon county over the last 36 months. The annual rate of sales has increased 12 consecutive months.

The inventory of homes for sale was slightly down from one year ago. There were 887 homes listed for sale in August, 2021. This is approximately 1.7% lower than the 902 homes listed for sale in August, 2020.

Also, homes are selling faster. The average days on market in August 2021 was 32. One year ago it took approximately 55 days to sell an existing home.
