Leon County Single-Family Residential Sales Up 14.7% in November

Sales of existing single-family homes in Leon county were up 14.7% in November when compared to numbers in the same month one year ago. There were 265 single-family home resales in November 2020 and 304 resales in October 2021. Last month there were 309 existing single-family homes sold.

The average sales price in November 2021 increased 3.3% to $313,487. Last November the average sales price was $303,476.

Annual trends show that single-family home sales transactions came in at a rate of 3,808 in November, 2021. The November 2021 annual rate of sales is 16.3% above the annual rate of 3,273 reported one year ago. The annual rate of sales last month was 3,769.

The average price of homes sold over the last twelve months in Leon county was $315,282. This is 10.1% above the $286,435 sales price reported one year ago.

The chart below shows the annual rate of single family sales in Leon county over the last 36 months. The annual rate of sales increased in November after two months of decreases.

The inventory of homes for sale was down from one year ago. There were 730 homes listed for sale in November, 2021. This is approximately 7.5% lower than the 795 homes listed for sale in November, 2020. There were 826 homes for sale in October 2021.

Also, homes are selling slower when compared to previous months. The average days on market (DOM) in November 2021 was 46. This is comparable to the 48 DOM reported last month, but is significantly higher than the 32 and 34 DOM reported for August and September of this year. One year ago it took approximately 50 days to sell an existing home.

  1. I can sell mine now for just over twice what I paid for it 7 Years ago BUT, I would have to buy something more costly and my Mortgage payment would Double ($524 a month now). I own a 3/1.5 1000 SqFt plus a Garage Ranch Style on .41 Acres on a Lake, so, NO, I am not going to sell.
